What to do before your engineer arrives

While you wait for our engineer (typically 45 minutes in Bradford), there are a few safe checks you can do — and a few things you should never attempt yourself. Following this guidance helps us fix the fault faster when we arrive, and keeps your household safe.

1 Check the pressure gauge

Look at the boiler pressure gauge — it should read between 1 and 1.5 bar when cold. If it reads below 0.5 bar or above 2.5 bar, that's likely the cause. Write the reading down for the engineer.

2 Note any fault codes

If the display shows a fault code (e.g. EA, F22, L2, E133), write it down or photograph it. This tells our engineer exactly which parts to bring, often saving a second visit.

3 Try one reset cycle

If the boiler is showing a fault but not actively leaking gas, water, or making unusual noises, press the reset button once and wait 60 seconds. Do not press it repeatedly — that can damage components.

4 Check the thermostat & timer

Confirm the thermostat is calling for heat (set higher than current room temperature) and the timer isn't on a scheduled off-period. Sometimes the boiler is fine — the controls just need adjusting.

! Don't remove the casing

Never unscrew the boiler casing yourself. The inside contains live electrical components and gas connections. UK law requires a Gas Safe engineer for any work inside a gas boiler.

! Don't keep repressurising

If the boiler keeps losing pressure within minutes of being topped up, there's a leak somewhere in the system. Repressurising repeatedly hides the symptom but can flood your home. Wait for the engineer.

Emergency Boiler Breakdown Repairs

If your boiler has stopped working suddenly — no flame, no display, no response from the controls — that's a boiler breakdown. Mr Reactive's Gas Safe engineers handle emergency boiler breakdown repairs across Bradford, Leeds, Huddersfield, Wakefield and Halifax, 24 hours a day, with most callouts diagnosed and fixed on the first visit.

A boiler breakdown can mean anything from a complete failure (boiler won't ignite, won't fire up, no power, no display) to intermittent shutdowns where the boiler runs for a few minutes and then locks out. The most common causes we see across West Yorkshire are pump failures, PCB faults, fan or sensor failures, ignition leads, gas valves and pressure-related lockouts on Worcester, Vaillant, Ideal and Baxi boilers.

When you call us about a broken boiler, we ask three things: what brand and model is it, is anything showing on the display, and when did it stop working. With those three answers our emergency engineer arrives prepared with the most likely spare parts already in the van, so most common boiler breakdowns are fixed on the first visit where parts are available.

Boiler won't ignite or fire up

Boiler tries to ignite but locks out, or shows no flame at all. Usually ignition lead, gas valve, flame sensor or PCB.

Typical fix: 45-90 min

Boiler stopped working suddenly

Boiler was fine yesterday, completely dead today. Often electrical: blown fuse, PCB failure, or programmer/thermostat fault.

Typical fix: 30-90 min

Boiler keeps cutting out / short cycling

Boiler runs for a few minutes then shuts down repeatedly. Causes include overheating, low pressure, blocked condensate or pump failure.

Typical fix: 45-120 min

Boiler locked out with fault code

Boiler dead with an error code on the display. The code tells us exactly what's wrong — see our fault code table further down.

Typical fix: varies

Boiler breakdown attendance and diagnosis is from £89 with no separate call-out charge. We provide a clear written quote before any parts are fitted. Call 01274 752 852 for emergency boiler breakdown repair, or see our boiler repair hub for everything we cover.

Emergency Boiler Leak Repairs

A leaking boiler is never normal. Whether you've spotted water leaking from the boiler itself, a puddle under it, or water dripping from the pressure relief pipe outside, it needs attention from a Gas Safe engineer before it damages your home or causes the boiler to shut down for safety. We attend boiler leaks across West Yorkshire 24/7.

The most common reasons we see boilers leaking water are: a failed pressure relief valve (often releases water from the small copper pipe outside the wall), a perished pump seal, a corroded heat exchanger, loose pipework joints, or an over-pressurised system caused by a faulty filling loop or expansion vessel.

If you can see water leaking from the boiler, the safest steps are: turn the boiler off at the controls, isolate the gas supply if you can do so safely, place a bowl or towels under the leak to contain it, and call Mr Reactive on 01274 752 852. Do not remove the boiler casing — UK gas law requires a Gas Safe engineer for any work inside a domestic gas boiler.

Water leaking from under the boiler

Often pump seal, heat exchanger corrosion, or a failed internal joint. Diagnosis takes 30–60 minutes.

Typical fix: 60-120 min

Water dripping from outside pressure relief pipe

Pressure relief valve has either failed, or system pressure is too high. Common in winter after repressurising too much.

Typical fix: 45-90 min

Boiler leaking water and losing pressure

Active leak in the sealed system. We pressure-test, locate the source and repair on the same visit where possible.

Typical fix: 60-180 min

Leak from joints or copper pipework

Often a loose compression fitting after recent work or thermal expansion. Remade and sealed to manufacturer standards.

Typical fix: 45-90 min

Boiler leak diagnosis and repair attendance is from £89. We'll always tell you honestly if a leak means the boiler is at end-of-life rather than push you towards a new install.

Boiler Losing Pressure? Here's What's Happening

A combi boiler should sit between 1 and 1.5 bar when cold. If your boiler keeps losing pressure, drops below 0.5 bar and locks out, or you've topped it up only for it to drop again hours later, there's a system fault that needs an engineer — not just another top-up.

Repeatedly repressurising a boiler that's losing pressure is one of the most common mistakes we see. It masks the symptom (low-pressure lockout) but hides the cause (a leak somewhere in the system), and introduces too much fresh oxygenated water, which corrodes the heat exchanger from the inside.

The three most common reasons boilers lose pressure in West Yorkshire homes:

1 Leaking radiator valve or pipework

The most common cause. Often a slow drip behind furniture, under floorboards, or from a compression joint. We pressure-test and locate it.

2 Failed pressure relief valve (PRV)

The PRV releases water from the outside pipe when pressure spikes. Once it's failed, it can drip continuously, causing slow pressure loss.

3 Failed expansion vessel

The vessel absorbs pressure changes as water heats. When the internal bladder fails, pressure rises and falls excessively, eventually dumping water out the PRV.

Boiler losing pressure diagnosis is from £89, including pressure-test, leak detection and a written quote before any parts are fitted. Call 01274 752 852 if your boiler keeps losing pressure and you're tired of topping it up.

No Heating In Your Home?

No heating in the middle of winter is one of the calls we attend most often, especially in older Bradford, Leeds and Huddersfield properties where heating systems work hard. If your radiators are cold, the boiler appears to fire up but heat isn't reaching the rooms, or the central heating won't come on at all, we'll diagnose and repair on the same visit where possible.

The most common causes of no heating:

For any "no heating" emergency in West Yorkshire, our Gas Safe engineers attend from £89, with no call-out fee. Most no-heating calls are resolved on the first visit because we carry diverter valves, pumps and common spare parts in the van. Call 01274 752 852 for immediate help.

No Hot Water From Your Boiler?

If the heating works but you have no hot water at the taps — or you have intermittent hot water that runs cold after a few seconds — the boiler is telling you something specific. These two faults (no hot water with heating fine, or heating but no hot water) are diagnostic clues that point straight to a small number of components, so we usually fix them on the first visit.

The four most common causes of no hot water from a combi boiler:

  1. Diverter valve stuck — the most common cause. The boiler can't switch flow from heating to hot water. We replace the diverter cartridge or full valve.
  2. Faulty flow sensor — the boiler isn't detecting that a hot tap has opened, so it doesn't fire for hot water demand.
  3. Scaled or blocked plate heat exchanger — common in hard-water Yorkshire. Limescale narrows the channels until almost no heat transfers to your domestic water.
  4. Low boiler pressure or pump issue — without proper system circulation, hot water demand can't be met.

For hot water cylinder systems (rather than combi), causes shift to the immersion heater, cylinder thermostat, or the motorised valve on the hot water circuit. We diagnose either system and repair from £89 attendance and diagnosis. Call 01274 752 852 for emergency hot water repair.

Why Is My Boiler Not Working? Common Causes

"My boiler is not working" is the most common search we see from West Yorkshire homeowners in an emergency. Before our engineer arrives, here's how to narrow down what's likely wrong — the details you give us on the phone help us arrive prepared with the right parts.

Combi boiler not working — no display

Boiler completely dead. Check fused spur and consumer unit first. If power is on, likely PCB failure or transformer fault.

Gas boiler not working — display on, no fire

Display showing but boiler not firing. Usually ignition fault, gas valve, flame sensor, or system pressure too low.

Boiler not working in cold weather only

Works in summer, fails on cold mornings. Almost always a frozen condensate pipe — we thaw and lag it.

Boiler suddenly stopped working overnight

Often a tripped fuse, flat thermostat battery, frozen condensate (winter), or a fault that triggered overnight standby.

If your boiler is not working and you're not sure why, call 01274 752 852. Tell us the brand (Worcester, Vaillant, Ideal, Baxi), any code on the display, and how long it's been out — our engineer will arrive with the most likely parts in the van.

Emergency boiler problems we fix today

Most common faults we attend across Bradford, Leeds, Huddersfield, Halifax and Wakefield are fixed on the first visit where parts are available. Our vans carry the most common spares for Worcester, Vaillant, Ideal and Baxi boilers, so most repairs are completed in a single visit.

No heating, no hot water

The most common emergency call we attend. Usually a pressure issue, frozen condensate pipe (in winter), pump failure, or diverter valve fault. Most are fixed within an hour of arrival.

Typical fix: 30-90 min

Boiler keeps switching off

If your boiler fires up then shuts down repeatedly ("short cycling"), causes include overheating, low pressure, blocked condensate, faulty thermostat, or pump issues. Each has a specific fix.

Typical fix: 45-90 min

Boiler losing pressure

Pressure dropping below 1 bar usually means a system leak — often a radiator valve, pressure relief valve, or pinhole in pipework. We pressure-test and locate the source, then repair.

Typical fix: 60-120 min

Water leaking from boiler

Water under the boiler is never normal. Common causes: failed pressure relief valve, corroded heat exchanger, loose joints, or pump seal failure. We isolate, diagnose and repair safely.

Typical fix: 45-90 min

Banging, kettling or gurgling

Loud noises usually mean limescale buildup (kettling), trapped air, or pump issues. In hard-water Yorkshire, scale is the most common cause. We descale, flush or replace as needed.

Typical fix: 60-180 min

Hot water but no central heating

Hot taps work but radiators are cold? Usually a diverter valve fault, pump failure, or stuck motorised valve. We diagnose which component and replace if needed — most parts in van.

Typical fix: 45-90 min

Frozen condensate pipe

In Yorkshire winters, the white plastic pipe leading outside can freeze, blocking the boiler. We thaw it, restart the boiler, and can fit pipe insulation to prevent it happening again.

Typical fix: 30-60 min

Fault code on display

Brand-specific codes (EA, F22, L2, E133, etc.) tell us exactly what's wrong. We've seen them all. See the fault code table below for what your code likely means.

Typical fix: varies

Brand-specific fault codes we fix

If your boiler display shows a code, it's telling us exactly what's wrong. Below are the most common codes we see across the four major UK boiler brands. Photograph the code on your display and our engineer will arrive with the right parts.

Brand Code What it means Typical fix
Worcester Bosch EA Flame detection fault — boiler lights but loses flame signal. Usually flame sensor, ignition lead, or gas valve issue. Sensor clean or replacement
Worcester Bosch 227 Air flow / fan fault — fan not running or speed sensor reading wrong. Fan or sensor replacement
Vaillant F22 Low system pressure. Boiler has shut down for safety because pressure is below 1 bar. Repressurise + leak check
Vaillant F75 Pump or pressure sensor fault — boiler can't detect water flow when pump runs. Pump or sensor replacement
Ideal L2 Ignition lockout — boiler tried 5 times to ignite, then locked out. Often gas supply or ignition lead. Reset + ignition diagnosis
Ideal F1 Low water pressure — needs repressurising. Repressurise + leak check
Baxi E133 Flame failure / gas supply fault. Boiler not igniting or losing flame. Ignition or gas valve repair
Baxi E119 Low water pressure lockout. Repressurise + leak check

Emergency Boiler Repairs By Brand

Different brands fail in different ways. Our Gas Safe engineers are familiar with the quirks, common faults and spare-parts availability of every major UK boiler brand — here's what we see most often across West Yorkshire.

Worcester Bosch Emergency Boiler Repair

The most common brand we attend across Bradford, Leeds and Huddersfield. Greenstar combi and system models — we fix EA flame-detection faults, 227 fan faults, low-pressure lockouts, ignition issues and diverter valve problems. Our vans carry common Worcester spares for first-time fixes, and our engineers are familiar with the full Greenstar range.

Vaillant Emergency Boiler Repair

ecoTEC plus and pro models — we repair F22 low-pressure faults, F28/F29 ignition issues, F75 pump/sensor faults and noisy heat exchangers. Our heating engineers are Vaillant-trained, so we know the diagnostic flow inside out. Same-day repair across West Yorkshire where possible.

Ideal Emergency Boiler Repair

Logic, Vogue and Instinct boilers — we fix L2 ignition lockouts, F1 low-pressure faults, fan failures and PCB issues. Widely fitted in newer Leeds, Wakefield and Bradford builds. Most Ideal emergency callouts are resolved on the first visit.

Baxi Emergency Boiler Repair

Baxi 600, 800 and Platinum models — we repair E133 flame/gas faults, E119 pressure lockouts, fan faults and ignition leads. Popular brand in West Yorkshire rental properties — we work with landlords and letting agents and can bill them directly.

We also repair Glow-worm, Potterton, Ferroli, Viessmann, Vokera, Alpha and Main boilers across West Yorkshire. If your brand isn't listed, call 01274 752 852 — we work on virtually every domestic gas boiler in the UK market.

Emergency Heating Engineers Across West Yorkshire

A heating breakdown isn't always a boiler fault. Cold radiators, banging pipes, system airlocks, frozen pipework and failed motorised valves all need an experienced heating engineer rather than just a boiler repair. Mr Reactive's emergency heating engineers attend across Bradford, Leeds, Huddersfield, Wakefield and Halifax, 24 hours a day.

Our local emergency heating engineers handle the full central heating system, not just the boiler:

Cold radiators / partial heat

Some radiators hot, some cold — usually airlock, sludge build-up or a stuck thermostatic valve. We balance, flush or replace.

Banging or kettling pipes

Loud noises from radiators or pipework. Limescale, sludge or pump issues. Especially common in hard-water Yorkshire homes.

Pump and motorised valve failure

Central heating pump or zone valve has seized or failed electrically. We diagnose and replace, parts usually carried.

Frozen heating pipework

External condensate or system pipework frozen in winter, locking out the boiler. We thaw, restart and lag.

An emergency heating engineer callout is from £89 with no separate call-out charge. Whether it's an old gravity-fed system in a Bradford terrace or a sealed pressurised system in a Leeds new-build, our engineers know the local stock and the common failure modes. Call 01274 752 852 for your local emergency heating engineer.

Emergency Plumbers Near You Across West Yorkshire

Frequently asked questions about emergency boiler repair

The questions West Yorkshire homeowners and landlords ask us most often when their boiler fails. If your question isn't here, just call 01274 752 852.

How quickly can you get to me in Bradford?
Our average response time across Bradford (BD1–BD24) is 45 minutes. For Leeds, Huddersfield, Wakefield and Halifax, typical response is 60–90 minutes depending on traffic. We're based in central Bradford at Legend House, 173 Sunbridge Road, so we cover the BD postcodes fastest.
Do you charge a call-out fee?
No. Mr Reactive does not charge a call-out fee. You only pay for the actual repair work and any parts needed. We give you a fixed written quote before any work starts — there are no surprises.
Are your engineers Gas Safe registered?
Yes. Mr Reactive Ltd is Gas Safe registered under registration number 598381. You can verify our registration at gassaferegister.co.uk. Every engineer carries a Gas Safe ID card with their photo and licence number — always check it before any gas work begins.
What counts as a boiler emergency?
A boiler emergency includes: no heating in cold weather (especially with young children, elderly, or vulnerable residents), no hot water, a water leak from the boiler, a strong smell of gas, fault codes that prevent ignition, or any situation where the boiler is making banging or unusual noises and not heating safely. If you smell gas, leave the property and call the National Gas Emergency line on 0800 111 999 first.
How much does emergency boiler repair cost?
Boiler repair attendance and diagnosis across West Yorkshire starts from £89 with Mr Reactive. There is no separate call-out charge added on top. If parts or extra labour are needed we provide a clear written quote before any work begins, so you always know the cost in advance. Common emergency repairs (pressure faults, thermostat issues, ignition lockouts) sit at the lower end. Bigger parts like pumps, PCBs and diverter valves cost more, and we quote those clearly before fitting.
Do you work nights, weekends and bank holidays?
Yes. Mr Reactive operates 24 hours a day, 7 days a week, 365 days a year. Christmas Day, New Year's Day, bank holidays — we attend emergencies whenever they happen. Call 01274 752 852 any time.
What boiler brands do you repair?
We repair all major UK boiler brands including Worcester Bosch, Vaillant, Ideal, Baxi, Glow-worm, Potterton, Ferroli, Vokera, Viessmann, Alpha and Main. Our engineers are familiar with brand-specific fault codes including Worcester EA, Vaillant F22, Ideal L2 and Baxi E133. Most common faults are fixed on the first visit where parts are available.
Should I try to fix it myself before calling?
There are safe checks you can try: confirm the gas supply is on, check the thermostat is calling for heat, look at the pressure gauge (should be 1–1.5 bar when cold), and try one reset cycle. Do NOT remove the boiler casing, do not bleed gas pipes, and never attempt to repressurise repeatedly. If a fault code shows, write it down — that helps the engineer arrive prepared.
I'm a tenant — can I call you directly?
For safety emergencies (gas leak, no heat in winter with vulnerable occupants, severe water leak), yes — call us and we'll attend. However, your landlord is legally responsible for boiler repairs in rented property, so contact them as well. We work with many West Yorkshire landlords and letting agents and can bill them directly.
Are emergency repairs covered by home insurance?
Most standard home insurance policies do NOT cover boiler breakdown — only damage caused by escape of water. Dedicated boiler cover (from British Gas, HomeServe, or our own Mr Reactive plans) is separate. We offer boiler cover plans starting from £8/month if you'd like protection going forward.
What areas do you cover?
Bradford (BD1–BD24), Leeds (LS1–LS27), Huddersfield (HD1–HD9), Halifax (HX1–HX7) and Wakefield (WF1–WF17). We're based in central Bradford and have engineers stationed across West Yorkshire for fast response. Outside these postcodes, call us and we'll tell you honestly whether we can attend in a useful timeframe.
What if my boiler is too old to repair?
If your boiler is over 12–15 years old and the repair cost exceeds 50% of a replacement, we'll tell you honestly. We don't pressure-sell new boilers. We can quote for both repair and replacement so you can make an informed choice. We service and install Worcester Bosch, Vaillant, Ideal and Baxi as approved engineers.
Why does my boiler keep losing pressure?
Repeated pressure loss almost always means a leak in the sealed central heating system — often a slow drip from a radiator valve, a leaking pressure relief valve (the small outside pipe), or a failed expansion vessel inside the boiler. Repressurising again and again hides the symptom but lets the leak get worse. We pressure-test, locate the source and repair it on the same visit where possible. See our Boiler Losing Pressure section above for the full diagnostic flow.
Why is my boiler making banging noises?
Banging, kettling or gurgling usually means one of three things: limescale build-up in the heat exchanger (very common in hard-water Yorkshire), trapped air in the system causing turbulence, or pump or pipework issues. We diagnose with a flow check, descale or flush as needed, and replace the pump if it's the cause. Untreated kettling can crack the heat exchanger, so don't leave it.
Why has my boiler stopped working suddenly?
Sudden boiler failure usually has one of these causes: tripped fuse or RCD on the consumer unit, a flat thermostat battery (more common than you'd think), a frozen condensate pipe in winter, low system pressure triggering a safety lockout, or a PCB / electronic fault. Check the fuse and pressure gauge first; if both look normal, call us on 01274 752 852 and we'll attend.
Can a heating engineer fix a boiler the same day?
Yes, in most cases. Most common faults are fixed on the first visit where parts are available, because our vans carry common spares for Worcester, Vaillant, Ideal and Baxi — ignition leads, diverter valves, PRVs, pumps, fans, sensors and PCBs for the popular models. If your boiler needs an unusual part we can't source same-day, we'll tell you on the first visit and won't charge for the return trip to fit it.
Do you repair Worcester Bosch boilers?
Yes — Worcester Bosch is the most common brand we attend across West Yorkshire. We repair the full Greenstar range (combi, system and regular boilers), diagnose EA flame faults, 227 fan faults, low-pressure lockouts and diverter valve issues. Our engineers are familiar with the Greenstar range, and we carry common Worcester spares in the van. See our Worcester Bosch Emergency Boiler Repair section above.
Do you cover emergency boiler repairs in Leeds?
Yes — we cover the full LS1–LS29 Leeds postcode area for emergency boiler repair, with engineers locally stationed across the city. Typical response is 45–75 minutes depending on traffic. For full local pricing, brand coverage and case studies see our boiler repair Leeds page.
Do you cover emergency boiler repairs in Bradford?
Yes — Bradford is where we're based (Legend House, 173 Sunbridge Road, BD1 2HB), so we cover all BD1–BD24 postcodes fastest, with a typical 30–45 minute emergency response. We attend boiler breakdowns, leaks, no heating and no hot water 24/7. See our boiler repair Bradford page for everything we cover locally.
Is my combi boiler not working because of low pressure?
Quite possibly. Most combi boilers will lock out and refuse to fire if pressure drops below around 0.5 bar — it's a safety feature. Check the gauge: if it's below 1 bar, the system has lost pressure and needs topping up via the filling loop AND investigating for a leak (don't keep topping up). If the gauge reads 1–1.5 bar but the boiler still won't fire, the fault is elsewhere — usually ignition, gas valve or PCB.
